Zebula Golf Estate & Spa Kareefontein Development Phase III

All 179 stands on the existing 1066ha which comprises Zebula Golf Estate have been sold.

The Golf Course, Spa, our two seperate Lodges, Restaurants, Pro Shop, Animal Care and Snake Centre, Gymnasium, Boma and many other facilities are all complete and in daily use.

Development on all of these home sites is also complete. There are no more vacant stands available and no more houses can be built.

Zebula is now opening and entirely new area of 262ha with 40 exclusive private 1 hectare view and bush stands to the North West, bordering both Zebula and the Mabula Game Reserve. This area, known as Kareefontein, although seperate, will still be part of the greater Zebula Estate.

Overview

* Zebula Phase III consists of two separate areas: - The Development area is 262ha, which is situated in the North West section of Zebula Golf Estate. On this area there will be 40 home sites of 1ha each. - The Traversing area is an additional 250ha of undeveloped land through which Homeowners can traverse down to a large dam, on which two picnic sites have been laid out.
* Both areas are contained within the existing 1478ha Kareefontein Game Farm, on which a large number and variety of game have existed for many years, including Giraffe, Wildebeest, Kudu, Zebra, Hartebeest and White Rhino
* The necessary Environmental and Town Planning approvals for the scheme have been obtained and surveying of the property has been completed. Provision of roads, electrical and water services is complete and registration into the names of buyers can take place immediately.
Purchase of Home Sites

* Home sites will be registered in the names of purchasers in terms of the Development Facilitation Act, ie Freehold.
* Sites are individually priced depending on views, privacy, rock formations and tree coverage.
* A 30% deposit is required to secure the site. Deposits are to be paid direct to the Attorneys.
* All deposits will be held in the Attorneys Trust Account on which interest will accrue for the benefit of the purchaser.
* Balance is payable on date of Registration.
* Attorney fees for registration are approximately R10 000.00

Access

* The sites are situated between 2,5km and 4,5km from the Clubhouse
* The road is fully tarred direct to the separate Kareefontein gate (3km past the main Zebula gate), providing very quick, easy and direct access to all stands.
* A second access route, via a subway, linking up with the main interior roads in Zebula Phase I is also now open for easy access to the Clubhouse and facilities.
Zebula Golf Estate

* The original section of Zebula Golf Estate (Phase 1 & 2) is 1066ha in size.
- On which there are a total of 179 home sites - All of which have been sold and developed.
- An 18 hole golf course (classified as a 5 star golf experience by Complete Golfer in 2010)

- A Clubhouse with restaurants, bar, conference, sports and other facilities

* Homeowners in the new development will enjoy the same benefits and privileges as existing Zebula Homeowners.
* Rules and Regulations relating to builders and home construction will be similar to those on the other sections of Zebula Golf Estate.
* Only approved builders will be allowed for the security of the Homeowners and animals.

* Specifications:
- Compatible with Bush style
- Face brick, semi face brick, rock, or Plaster (painted in earth colours)
- Thatched Roof (or other specifically approved covering)
- Maximum 1 kitchen, 8 beds
- Maximum 3 living structures, including servants quarters
- 10m building / servitude restriction on all borders of sites adjoining another site
- Site 9 and 32 - single story only

* Eskom power metering points and water have been provided within 150m of all home sites.
* Separate septic tanks & French Drains are to be used on each property. To be provided by the purchaser.
* No fencing around home sites.
* Indigenous plants allowed only, but we suggest that gardens be left 'au natural'. * No motorcycles - No quad bikes - No pets.
Levies

* All sites on Zebula pay the same monthly levy.
* Currently the levies are R4 430.00 per month.
* Levies commence from date of registration of individual home sites.
* Annual increase effective 1 May each year.
Golf Membership

* Optional: -R2 500.00 per person per annum.
* Preferential booking facilities and reduced golf / cart hire rates for all members.
